Guaynabo
Next up on the location spotlight series is Guaynabo, an upscale community 10 minutes south of San Juan. As with any metropolitan area, there is always an adjacent suburban,family oriented town with large homes and great schools.
The city of Guaynabo is one of the most “Americanized” neighborhoods on the island. It’s palm tree-lined streets are in excellent condition, even down to the paint. While the ex-pat community is not as strong as Condado or Dorado, but its charm and friendliness have made it a popular destination for Act 20/22 families who are looking for many bedrooms and a comfortable lifestyle.
From an education standpoint, The Baldwin School is the top American school in Guaynabo and is walking distance from the popular Torrimar neighborhood. Others choose to commute to Condado for St. Johns and Robinson. As private school tuition is much less than the mainland, newcomers are getting a great education at a great price.
The real estate market in Guaynabo offers everything from high rise condos to sprawling mansions. Some places even have ocean views. As Guaynabo is more family focused, new residents typically choose a single family home in a gated community. Prices range from $500,000 – $3,000,000+. There are also some great deal bank foreclosures with great bones that need a 21st-century facelift.
Other Guaynabo amenities include The Guaynabo Professional Hospital, Metro Office Park, Fort Buchannan (US Army base) and Rio Bayamon golf course is right around the corner. All things considered, Guaynabo is the best option for families who would like to be close to the airport and the San Juan metro area.
